Project Director – Design & Build (Offices)

Overview

The Shore Group have partnered with a growing Design and Build Office Fit Out business based in London.

As the business continues to expand its market presence, they are looking to appoint a Project Director to support the conversion of new opportunities into secured projects.

This role sits at the intersection of business development, pre-construction and project delivery. You will take responsibility for managing live opportunities through the tender process, engaging directly with clients and consultants, coordinating internal teams and helping shape proposals that position the business for success.

The successful individual will already be operating within the workplace fit out sector and looking for a broader role with greater client exposure, increased responsibility and the opportunity to work on a higher volume of quality opportunities.

This is a hands-on, front-end role suited to someone who enjoys the challenge of developing opportunities, leading conversations, coordinating bid activity and helping clients bring their workplace ambitions to life. You’ll have the autonomy to manage your own projects whilst benefiting from the support of an experienced design, commercial and operational team behind you.

Candidate Requirements

  • Experience within the workplace fit out, design & build or commercial interiors sector.
  • Proven involvement in securing CAT A, CAT B or refurbishment projects typically valued between £1m and £4m.
  • Comfortable leading client meetings and managing tender opportunities with limited supervision.
  • Understanding of Design & Build and Detail & Build procurement methods.
  • Strong organisational skills with the ability to manage several opportunities simultaneously.
  • Confident communicator capable of building rapport with clients and coordinating multidisciplinary teams.
  • Experience supporting presentations, bids, tenders and project pursuits.

Key Responsibilities

  • Managing workplace fit out opportunities from initial enquiry through to successful project award.
  • Building strong working relationships with clients, project managers, consultants and professional teams throughout the tender process.
  • Attending client meetings, project briefings and site visits to gain a clear understanding of project requirements and objectives.
  • Coordinating internal design, estimating, commercial and operational teams to produce compelling and competitive submissions.
  • Supporting the preparation of tender responses, presentations, interviews and project pitches.
  • Working closely with pre-construction and delivery teams to ensure proposed solutions are commercially viable and deliverable.
  • Driving momentum across multiple live opportunities, ensuring deadlines, actions and client expectations are effectively managed.
  • Assisting with procurement discussions, programme development and value-engineering exercises where required.
  • Maintaining regular communication with clients throughout the bidding process to strengthen relationships and improve conversion rates.
  • Supporting the identification of new opportunities through existing client relationships and consultant networks.
