Job Description:

Job Description I currently have an excellent opportunity for a Quantity Surveyor to join an ambitious, family-owned housebuilder at a really exciting stage of their growth. n The business currently has four live developments, with plans to increase this to seven schemes by early 2027. As part of that expansion, they’ve recently recruited a Build Manager to lead the Construction Department and are now looking to strengthen the commercial team with an experienced Quantity Surveyor. n Working closely with the Commercial Manager, you’ll take commercial responsibility for three developments, while also supporting and mentoring two Commercial Graduates within the team. n Being a smaller housebuilder, this is a genuinely hands-on role where you’ll get exposure to the full commercial lifecycle of a development. You won’t be restricted to one area, you’ll be involved in everything from budgets and procurement through to valuations, CVRs, forecasting and final accounts. n You won’t just be another number here. This is a key hire for the business , giving you direct exposure to the Managing Director and the opportunity to play an important role in the company’s growth as it continues to expand. n For a Quantity Surveyor looking for greater responsibility, broader commercial exposure and genuine career progression, this could be a great next move. n Responsibilities n n Take commercial responsibility for allocated residential developments from pre-construction through to completion. n Prepare, manage and regularly review development budgets and cost plans. n Produce monthly Cost Value Reconciliations (CVRs), including cost-to-complete forecasts and anticipated final margins. n Identify and report commercial risks and opportunities to the Commercial Manager. n Manage the procurement of subcontractor and supplier packages, including tender preparation, analysis, negotiation and appointment. n Prepare subcontract orders and ensure appropriate commercial terms are agreed. n Manage subcontractor accounts, including valuations, payments, variations and final accounts. n Assess and agree variations, ensuring costs are accurately captured and reported. n Monitor development expenditure against budgets and investigate cost variances. n Prepare monthly valuations, forecasts and commercial reports. n Work closely with site teams to monitor progress, programme and costs. n Support the Commercial Manager with forecasting, cash flow and wider commercial reporting. n Assist with the commercial appraisal of new and future developments where required. n Build and maintain strong relationships with subcontractors and suppliers. n Support and mentor the two Commercial Graduates, helping to develop their technical and commercial knowledge. n Identify opportunities to improve processes and commercial performance across the business. n n Experience / Qualifications n n HNC/HND or degree in Quantity Surveying or another relevant construction-related discipline. n Previous Quantity Surveying experience within residential housebuilding. n Strong understanding of the full commercial process, including procurement, valuations, CVRs, cost reporting and final accounts. n Good understanding of contractual procedures. n Strong commercial awareness and attention to detail. n Confident IT skills and experience using relevant commercial systems. n Comfortable working within a smaller business where you’ll be expected to take ownership and get involved across the wider commercial function. n n Please contact HBF Recruitment for further information on this opportunity to join a growing, family-owned housebuilder. n n JBRP1_UKTJ
