Contracts Manager

Overview

In this Contracts Manager role, you will own projects from PCSA through to handover within a central London construction business. You will lead design development, buildability reviews and site delivery, coordinating clients, consultants and design teams. You’ll manage budgets, procurement and risk to protect profitability while ensuring safety, programme fidelity and quality. You’ll also navigate Building Safety Regulator requirements, including Gateway 2 submissions, and oversee multiple projects with senior management visibility. This is a hands-on, lifecycle role with broad influence on delivery and client relationships.

Responsibilities

• Manage construction projects from PCSA through design development, construction and handover
• Review buildability, develop programmes, identify risks and ensure preconstruction readiness
• Oversee design process under JCT Design and Build contracts; coordinate information
• Lead Building Safety Regulator compliance including Gateway 2 submissions
• Provide leadership to Project Managers and Site Managers to ensure on‑time, safe and quality delivery
• Monitor budgets, procurement strategies, and financial risks with Quantity Surveyors
• Maintain client and consultant relationships; attend progress meetings and provide updates
• Oversee multiple projects and make timely decisions to protect programme, cost and quality

Key requirements

• Strong background as a Contracts Manager in construction
• Experience with Design and Build contracts, especially JCT Design and Build
• Understanding PCSA process and involvement in design development, buildability, cost planning, risk identification
• Experience coordinating design teams with architects, engineers and consultants
• Knowledge of Building Safety Regulator requirements and Gateway 2
• Commercial awareness with budget monitoring and cost control in collaboration with QS
• Experience managing Project Managers and Site Managers; focus on safety, programme and standards
• Degree in Construction Management, Engineering or related subject; CIOB or RICS beneficial; SMSTS and CSCS Manager card
