Managing Surveyor (High End Residential) | Permanent | SW London

Overview

In this role you oversee commercial delivery on high-end residential projects in SW London, leading Project Surveyors and partnering with Contract Managers. You will set up new procedures to drive improvements and maximise gross margin while ensuring on-budget, on-time delivery. You’ll manage tendering, variations, and final accounts, and promote commercial awareness across the project team. The position supports a reputable builder known for client-focused delivery and high-quality finish.

Responsibilities

• Manage the Project Surveyors and run your own project while ensuring adherence to company procedures.
• Set up and implement new procedures to drive improvements.
• Collaborate with Contract Managers to deliver high-quality product within budget and programme.
• Maximise gross margin by cost assessment and proactive cost control during delivery.
• Identify inefficient spends and propose savings.
• Prepare and manage contract payments and sub-contractor payments; issue pay notices if required.
• Support tendering: prepare packages, run competitive processes, and respond to queries.
• Analyse tenders, award subcontracts, and manage variations with cost updates.
• Prepare valuations, final accounts, cost reports, and cost forecasting.
• Promote commercial awareness across the project team and manage procurement gains reporting.
• Review contracts and develop cost plans.

Key requirements

• Extensive experience with a reputable main contractor on high-end residential projects.
• Experience leading a commercial team and coordinating with Contract Managers.
• Strong commercial skills and awareness; ability to maximise margins.
• Current driving license and ability to commute to SW London.
