Overview
An opportunity for an experienced MRICS Building Surveyor to lead a specialist dilapidations service line within a multidisciplinary property consultancy. The role combines strategic client ownership, commercial leadership and technical oversight across commercial property instructions. You will work with institutional investors, landlords, occupiers and developers on complex dilapidations matters while driving service growth. This is a permanent position with flexible hybrid working.

The Role
- Lead a specialist dilapidations service line across London and the South East commercial property market
- Take ownership of dilapidations instructions from initial strategy through negotiation and final settlement
- Advise institutional investors, developers, landlords and occupiers on liability, lease obligations and asset protection
- Develop and maintain long-term client relationships while identifying new business opportunities
- Deliver fee targets and maintain service line profitability
- Prepare business plans and monitor commercial performance against agreed objectives
- Establish technical standards, templates and quality assurance processes across the service line
- Coordinate resources to ensure consistent delivery across multiple instructions
- Mentor Building Surveyors and support technical development through coaching and review
- Promote knowledge sharing and continuous improvement within the team
- Work alongside wider building surveying, engineering and development teams to provide integrated client advice
- Report on service line performance and contribute to strategic business planning

Candidate Requirements
- Degree in Building Surveying or equivalent qualification
- MRICS qualified
- Strong Building Surveying background within commercial property consultancy
- Extensive specialist dilapidations experience
- Experience advising institutional, investor, landlord and occupier clients
- Proven ability to develop client relationships and generate new instructions
- Track record of delivering fee targets and managing profitability
- Experience leading technical delivery and maintaining quality standards
- Previous mentoring or management of surveyors
- Strong commercial judgement and client-facing capability
