About the Role

Be part of something new. Help shape the future of renting.

Everway, the new Build-to-Rent venture from the Salboy Group, is redefining the rental experience by creating exceptional places for people to live, connect and thrive.

As we bring our exciting new venture to market, we’re looking for an ambitious, commercially driven and customer-focused Lettings Manager to play a pivotal role in its launch and success.

This is more than a traditional lettings role. It’s an opportunity to take ownership of a brand-new scheme, build momentum from day one and make a tangible impact on its performance together with the expansion of the brand. Combining the energy of a hands‑on Lettings Negotiator with the commercial responsibility of a Lettings Manager, you’ll be at the heart of the operation — driving enquiries, converting viewings into tenancies, maximising occupancy and delivering an outstanding resident experience.

From the first prospective resident through to a thriving, fully occupied community, you’ll lead the lettings journey, champion the Everway brand and help establish the standards that will shape our growing BTR business.

For the right person, this is an opportunity to make your mark within a new and ambitious venture backed by the strength and experience of Salboy Group.

Key Responsibilities

  • Manage incoming enquiries and qualify applicants efficiently.
  • Arrange and conduct property viewings across the portfolio.
  • Negotiate offers and progress tenancies from initial enquiry through to move-in.
  • Carry out inspections and oversee property readiness where required.
  • Conduct referencing using software provided.
  • Manage tenancy administration, including offers, agreements and move‑ins.
  • Maintain accurate property details, availability and applicant records across internal systems.
  • Take responsibility for the overall lettings’ performance of the development, driving occupancy and rental income.
  • Review rental pricing against market conditions and comparable properties.
  • Monitor key performance indicators, including enquiries, viewings, conversion rates, occupancy and void periods.
  • Manage and coordinate day-to-day lettings activity, ensuring an efficient and consistent service.
  • Work closely with internal departments, contractors and external partners to ensure properties are ready for occupation.
  • Ensure all lettings activity complies with current legislation and company procedures.
  • Identify opportunities to improve processes, performance and the tenant experience.

About You

  • Previous experience in residential lettings, ideally with some supervisory or management experience.
  • Confident communicator with strong interpersonal and negotiation skills.
  • Commercially aware, target-driven and motivated to achieve results.
  • Strong organisational skills with excellent attention to detail.
  • Ability to manage a varied workload and take ownership of the lettings’ operation.
  • Good understanding of the residential rental market and lettings legislation.
  • Proactive, hands‑on approach with the ability to work independently.
  • Must hold a full UK driving licence.

What We Offer

  • Salary dependent on experience, with commission opportunities.
  • The opportunity to take ownership of a new development and build a successful lettings operation (with further expansion plans).
  • Career growth within an expanding team.
  • Training and ongoing professional development opportunities.
