Location: North East
Job Description:

We are working with a highly regarded construction business to appoint an experienced Project Director to lead the delivery of an exciting £75m student accommodation development in a major city centre location.

This is a fantastic opportunity for an ambitious and commercially astute construction leader to take overall responsibility for a prestigious, complex development comprising a combination of new-build construction and the refurbishment of existing buildings.

With the challenges of a constrained city centre environment and the technical demands of integrating new-build and refurbishment works, this project will require a confident leader with a proven track record of delivering large-scale, complex construction schemes.

The Opportunity

As Project Director, you will take full responsibility for the successful delivery of the £75m development, providing strategic leadership from pre-construction through to completion and handover.

You will lead the project team, drive programme performance, maintain commercial control and ensure the highest standards of quality, health and safety and client satisfaction.

Key responsibilities will include:

  • Taking overall leadership and accountability for the successful delivery of the £75m development.
  • Leading and motivating the senior project team, including Project Managers, Commercial Managers and site-based personnel.
  • Overseeing the delivery strategy for both new-build and refurbishment elements of the scheme.
  • Maintaining close control of programme, budget, quality and health and safety performance.
  • Managing client relationships and acting as the key point of contact at senior level.
  • Driving commercial performance, procurement strategy and risk management.
  • Managing the complexities associated with a city centre development, including logistics, access, stakeholder relationships and programme interfaces.
  • Ensuring effective coordination between design, construction and specialist subcontractor teams.
  • Providing regular project reporting, strategic direction and performance updates to senior company leadership.

About You

We are keen to speak with established construction professionals who have operated at Project Director or Senior Project Manager level and have the capability to lead a project of this scale and complexity.

Ideally, you will offer:

  • A proven track record delivering major construction projects, ideally £50m+ in value.
  • Experience within the student accommodation, residential, or large-scale commercial sectors.
  • Strong experience managing complex new-build developments, with refurbishment experience highly advantageous.
  • The ability to lead large, multidisciplinary project teams.
  • Excellent commercial awareness and a strong understanding of project financial performance.
  • Experience working in challenging, constrained city centre environments.
  • Strong client-facing, communication and stakeholder management skills.
  • A proactive, hands‑on leadership style with the ability to drive teams towards successful project outcomes.

Why Consider This Opportunity?

This is an opportunity to take ownership of a high-profile £75m development with a well-established construction business, delivering a technically interesting scheme that combines new-build and refurbishment elements.

The successful individual will have the autonomy to shape the delivery strategy, build and lead a strong project team and make a significant contribution to the successful completion of a landmark city centre development.

If you are an experienced construction leader looking for your next major project challenge, we would be keen to hear from you.
