General Manager

Overview

Senior site leadership for a premium, high-rise London office development with residential elements. You will own the development’s operational, commercial and financial performance, leading the on-site team and managing relationships with the client, occupiers and service partners. The role requires a strong commercial office background with residential exposure to handle service charge, budgets and major works. This is a high-visibility, senior opportunity with clear progression into leadership roles within a leading real estate organisation.

Responsibilities

• Take overall responsibility for operational, commercial and financial performance of the property
• Lead and develop the on-site team and set service delivery standards
• Act as senior point of contact for client, occupiers, residential stakeholders and service partners
• Manage service charge budgets and expenditure for commercial and residential elements
• Apply understanding of Section 20 consultation and its budgetary impact
• Maintain high standards in H&S, compliance, risk management and emergency planning
• Manage hard and soft service contracts, procurement, tendering and contractor performance
• Oversee significant technical projects, fit-outs and major works
• Provide oversight of complex plant and building infrastructure
• Produce clear client reporting and ensure KPIs and business plans are delivered

Key requirements

• Established senior property professional with core experience in commercial office management
• Current or recent level at General Manager, Senior Building Manager, Senior Estate Manager or equivalent in a substantial commercial asset
• Residential exposure essential to understand Section 20, service charge splits and major works without eclipsing commercial focus
• Technical or engineering background is valuable; strong track record on large projects and complex buildings considered
• Confident, credible leader with excellent communication and stakeholder management skills
