The initial objective is to develop residential apartment buildings on approximately two acres of land, featuring five four-story buildings and an estimated 20 apartments. With targeted selling prices of US$300,000-US$400,000 per apartment, the company emphasizes market research, feasibility assessments, and sound financial planning. FERKAs Real Estate has a long-term vision to expand into residential housing, rental properties, commercial buildings, offices, hotels, shopping centers, and mixed-use developments. Role Description
The Real Estate Investment Specialist will support FERKAs in identifying, evaluating, and structuring real estate investment opportunities in Ghana, with a primary focus on residential apartment development. This contract, remote role involves conducting market and financial analyses, reviewing feasibility studies, and assessing project assumptions such as capital requirements, land use, construction costs, permits, and potential returns. The specialist will perform investment due diligence, analyze risks, and prepare clear recommendations, models, and reports for leadership and prospective investors. Day-to-day tasks include monitoring market trends, collaborating with external advisors and partners, contributing to investment presentations, and helping refine strategies for expansion into additional real estate sectors. The role also requires consistent documentation, adherence to regulatory and compliance considerations, and professional communication with internal and external stakeholders.
Qualifications
- Strong analytical skills, including financial modeling, market analysis, and risk assessment.
- Experience with investments and investment strategy, particularly in real assets or emerging markets.
- Proficiency in real estate and real estate investment concepts, including development, valuation, and project feasibility.
- Demonstrated expertise in due diligence, including review of legal, financial, and technical documentation.
- Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field; advanced degree or relevant certifications are an advantage.
- Ability to work effectively in a remote, contract capacity with minimal supervision and clear deliverables.
- Excellent written and verbal communication skills for preparing investment memos, reports, and presentations.
- Familiarity with African or emerging-market real estate environments, especially Ghana, is highly beneficial.
- Strong organizational skills, attention to detail, and the ability to manage multiple projects and deadlines.
