Cobalt Recruitment is delighted to be representing a top-tier property owner & operator as they seek a Senior Facilities Manager for a landmark commercial estate in Central London.
This is a senior leadership opportunity within a business recognised for its long-term investment approach, quality of assets and commitment to operational excellence. Overseeing a multi-building office-led estate with extensive public realm and mixed-use elements, the successful candidate will lead an established team of Building Managers, taking responsibility for the overall performance, customer experience and operational standards of the estate.
As part of the senior leadership team, the position offers the opportunity to influence wider estate strategy, shape operational investment and work closely with senior stakeholders across a major property business. The package is particularly attractive, combining a competitive salary with substantial bonus potential, enhanced pension contributions, share schemes and comprehensive benefits, alongside long-term career development opportunities whilst this role works on a hybrid pattern of 4 days on-site, 1 from home per week.
Key responsibilities include:
- Lead, manage and develop a team of Building Managers, driving consistent operational standards across the estate.
- Oversee integrated FM delivery across multiple Grade A commercial buildings, public realm and shared estate areas.
- Manage hard and soft service partners, ensuring performance against contracts, KPIs and SLAs.
- Maintain high standards of occupier experience and develop relationships with key stakeholders.
- Take ownership of H&S, statutory compliance, operational risk and emergency planning.
- Oversee planned maintenance, operational projects and longer-term lifecycle requirements.
- Lead significant service charge budgets, forecasting, expenditure control and financial reporting.
- Direct procurement, tendering and contract mobilisation to ensure service quality and commercial value.
- Work closely with asset management, technical, sustainability and finance teams to support wider estate objectives.
- Contribute to senior leadership decisions and continuous improvement across the estate.
The successful candidate will have a strong operational FM background within premium Grade A commercial offices, ideally gained across a large estate or complex multi-building environment. Experience leading teams of Building Managers is essential, alongside comprehensive knowledge of hard and soft services, compliance, service charge management and occupier relationships. This position will suit an established Senior Estate Manager, Senior FM, General Manager or Associate Director seeking broader leadership responsibility within a major institutional property business. IOSH is essential, with NEBOSH preferred.
