Contracts Manager / Senior Site Manager – Social Housing & Passive Fire Protection

West Midlands £60,000-£65,000 Benefits

Are you an experienced Senior Site Manager ready to take the next step in your career, or an established Contracts Manager looking for a new challenge?

We’re working with a specialist contractor operating within the passive fire protection and social housing sectors, delivering essential fire safety and property improvement works across residential housing.

With an established operation, existing contracts and a strong focus on quality, compliance and client relationships, the business is looking to strengthen its team with a commercially minded professional who can drive contract performance, protect profitability and build long-term relationships with housing association clients.

The Role

  • Overseeing the successful delivery of social housing contracts, ensuring programmes, budgets and quality standards are achieved.
  • Managing commercial performance, including cost control, variations, valuations, subcontractor costs and contract profitability.
  • Building and maintaining strong relationships with housing associations and other clients, leading progress meetings and managing expectations.
  • Monitoring KPIs, programme performance and contractual obligations, identifying risks and implementing solutions.
  • Working closely with site teams, subcontractors and operational colleagues to ensure efficient project delivery.
  • Identifying opportunities to improve commercial performance, reduce costs and maximise contract value.
  • Maintaining high standards of health and safety, quality and compliance across all works.

What We’re Looking For

  • Proven experience within the social housing sector, ideally across planned maintenance, refurbishment, repairs or fire safety works.
  • Experience as a Contracts Manager, or a Senior Site Manager ready to progress into a wider contract management role.
  • Strong commercial awareness, including an understanding of budgets, valuations, variations, cost control and profitability.
  • Excellent client-facing skills, with the confidence to manage housing association relationships, lead meetings and resolve issues professionally.
  • Experience managing teams, subcontractors and competing priorities across multiple projects or contracts.
  • A proactive, commercially focused approach, with the ability to take ownership of performance and drive results.
