An opportunity to help shape two growing Edinburgh businesses

n

n

HomeForce is looking for an experienced, organised and commercially minded Property Maintenance & Operations Manager to join our small, friendly Edinburgh team.

n

n

We operate two complementary businesses:

n

    n

  • HomeForce Property Management provides residential letting and property management services to landlords across Edinburgh.
  • n

  • Edinburgh HomeForce connects customers with a trusted network of local tradespeople and supports contractors with job management systems and services.
  • n

n

n

Essential Experience

n

We are looking for someone with substantial hands-on experience in residential property management and lettings, alongside proven experience of directly managing, supporting and developing an office-based team. This is essential, as the successful candidate will take day-to-day responsibility for our Edinburgh office.

n

n

The successful candidate will take day-to-day responsibility for our Edinburgh office, including training junior colleagues, coordinating maintenance and compliance, and ensuring our systems and procedures are followed.

n

Importantly, this is very much a hands-on role, not simply a management position. We're a small business, and everyone needs to be willing to roll up their sleeves and get involved in the day-to-day nitty-gritty, whether that's dealing with customer enquiries, arranging contractors, managing jobs or resolving problems.

n

n

Equally, this isn't a role where you'll simply be expected to follow existing procedures. You'll have a real opportunity to help develop our systems, improve how we work and shape both businesses as they grow.

n

n

Experience solely in commercial facilities management or building maintenance is unlikely to provide the breadth of experience required.

n

n

What you'll be doing

n

Property maintenance and compliance

n

    n

  • Coordinate maintenance and repairs across our managed property portfolio.
  • n

  • Arrange statutory compliance inspections and certification, including gas safety, electrical inspections, PAT testing and other landlord requirements.
  • n

  • Liaise with landlords, tenants and contractors to ensure work is organised and completed efficiently.
  • n

  • Manage quotations, job progress, deadlines and follow-up.
  • n

  • Build and maintain strong relationships with our network of accredited contractors.
  • n

n

HomeForce operations

n

    n

  • Handle incoming customer enquiries and assess maintenance requirements.
  • n

  • Create and allocate jobs through our in-house job management software.
  • n

  • Liaise with contractors and customers to keep work progressing.
  • n

  • Help maintain high standards of customer service across both businesses.
  • n

n

Systems and business development

n

    n

  • Work closely with the business owner to improve operational procedures.
  • n

  • Help develop and make better use of ServiceM8 and our in-house job management software.
  • n

  • Identify opportunities to automate repetitive tasks and reduce administration.
  • n

  • Contribute ideas to improve efficiency, customer service and business growth.
  • n

n

n

Who we're looking for

n

We're particularly interested in candidates with substantial experience in residential property management and lettings, ideally combined with property maintenance coordination, contractor management and office-based team leadership.

n

n

You'll need to be:

n

    n

  • Exceptionally well organised, with the ability to manage multiple jobs and competing priorities.
  • n

  • Confident dealing with contractors, customers, landlords and tenants.
  • n

  • Comfortable making decisions, solving problems and taking responsibility.
  • n

  • Commercially aware, with an understanding of the importance of delivering good service efficiently.
  • n

  • Confident using software and interested in improving systems and processes.
  • n

  • A clear and friendly communicator with excellent attention to detail.
  • n

n

Experience with ServiceM8 or similar job management software would be an advantage, but isn't essential.

n

n

You don't need to be a qualified tradesperson, although a practical understanding of building maintenance and repairs would be extremely useful.

n

n

Working arrangements

n

This is an office-based role (Edinburgh City Centre, Monday to Friday), with regular visits to properties as required. Home working is not available.

n

n

Driving licence: A full, clean UK driving licence (or equivalent licence valid in the UK) is essential. A company car is provided for work-related travel.

n

n

Why join HomeForce?

n

We're a small, established business with ambitious plans to grow our property management services.

n

n

You'll work directly with the owner and have a genuine opportunity to influence how the businesses develop.

n

We offer a friendly, supportive working environment, considerable variety and the opportunity to take ownership of an important part of our operations.

n

n

For someone who enjoys improving the way things work, rather than simply following existing procedures, this could be a particularly rewarding role.

n

n

How to apply

n

Please send your CV together with a short covering note explaining your relevant experience and why this particular role appeals to you. We'd be especially interested to hear about a process or system you've helped improve in a previous role.
