Location: Hertford

Salary: £35,000 – £40,000 basic

Hours: Mon – Fri, 9am – 5.30pm

Minimum 2 years experience

Full licence & car required

Job description

• Manage a portfolio of 250 properties
• Manage the re‑letting process for vacant properties to minimise void periods
• Coordinate inventories and check‑ins for new tenancies
• Oversee check‑outs, deposit returns and negotiate dilapidation claims
• Handle tenancy deposit disputes in line with current legislation
• Reconcile rental payments and maintain accurate client account records
• Arrange statutory compliance requirements, including Gas Safety Certificates, Electrical Safety Inspections and EPCs
• Schedule and coordinate contractor visits for maintenance and compliance works
• Prepare and process tenancy renewals and extensionsConduct routine property inspections and produce detailed reports
• Monitor rent arrears and liaise with tenants to secure outstanding payments
• Manage maintenance requests from initial report through to completion
• Liaise with landlords, tenants and contractors to provide a high standard of customer service
• Follow up outstanding maintenance works to ensure timely completion and tenant satisfaction

Skills

• 2 years experience
• Very good attention to detail
• Excellent communication skills
• Desire to provide a good level of client service
• Ability to calmly apply initiative and common sense in prioritising and managing a busy workload
• Full UK driving licence and car
